Hourly and retainer options

Not every real-estate law matter fits neatly into a package. For litigation, complex disputes or ongoing advisory needs, we offer flexible billing arrangements designed to keep costs predictable while giving you full access to senior counsel.

Hourly rate: $275 – $375 per hour depending on the seniority of the lawyer assigned. We provide detailed time entries so you always know exactly what you are paying for.

Monthly retainer: Starting at $1,200 per month for clients who need regular property law guidance — ideal for developers, property managers and real-estate investors with recurring legal needs. Retainer clients receive priority scheduling, discounted hourly overflow rates and quarterly strategy reviews.

Contingency arrangements: In limited circumstances — such as expropriation defence or construction-lien recovery — we may agree to a partial contingency fee. This is assessed on a case-by-case basis during your initial consultation.

No hidden fees — ever

Every quote we provide includes disbursements such as land-registry search fees, courier costs and government filing charges. If unexpected complexities arise, we discuss additional costs with you before proceeding. You will never receive a surprise invoice from Ridgeway Property Legal.

Do I pay anything before you start working on my file?

For flat-fee packages we require a 50 % retainer upon signing the engagement letter. The balance is due at closing or upon completion of the agreed scope. For hourly matters, we request an initial trust deposit that is drawn down as work is performed.

What if my transaction falls through?

If a deal collapses before closing, you are billed only for the work completed up to that point. For Starter and Standard packages this is typically a reduced amount calculated at our hourly rate, capped at the package price.

Are taxes included in the prices shown?

All prices are quoted before applicable taxes. Quebec sales tax (QST) and federal goods and services tax (GST) will be added to your invoice as required by law.

Can I switch packages after I have started?

Absolutely. If your needs evolve — for example, you discover a title issue that requires deeper investigation — we can upgrade your package. The difference in fee is applied, and any work already completed is credited toward the new scope.
